When should I collect the short sale package from my seller?

If you are new to the short sale process, it is common to have a lot of questions. After all, this isn’t an easy process for anyone. One of the most common questions we receive is, “When should I collect the short sale package from my client?” We here at Short Sale Experts, Inc. suggest sending your client the initial short sale package prior to your schedules listing appointment. This way, they are able to pull together any documentation they may not have readily available before the meeting. The client will also have time to complete the forms, therefore, they can hand you a completed package at the time of your initial appointment. Getting these documents early on not only shows commitment from your seller’s end of the transaction, but also allows for a quick submittal to the bank once the purchase contract is fully executed. If your client is unable to immediately provide the required documents, don’t stress, just set a deadline that is comfortable with everyone and move forward with your meeting.

It is also important to note that a complete short sale package should be submitted to the bank. Your client may only have a few documents ready during your initial meeting, which is fine, but be aware that the bank will not begin to process and move the file forward until all the requested documents have been received.

As a real estate agent, it is vitally important to the short sale process that the lines of communication between you and your client are kept open during the progression of the short sale. Documents will need to be collected more than once throughout the transaction and informing your client of this early on will only help to expedite the process.
