As soon as you know you need it! Foreclosure is a ticking clock, once you are at risk due to missed payments. The time to act is now.

The longer you wait, the harder it is to negotiate and push the short sale through. For example, if you wait until a notice of default or Notice of Sale is issues, there is no guarantee that the lender will postpone the foreclosure sale date. We are very successful in getting the bank to agree, but there is a chance they will decide not to approve our requests.

Short sales can be complex and require a lot of paperwork and negotiation. If you wait, there may not be enough time to get all of your paperwork AND an offer into your short sale lender. Trust us, your bank is not waiting to do you any favors, so the sooner you begin communicating, the easier it is for everybody (especially you).
